Country lots need a different sequence than tract-home work.
Before any hardscape goes down, we walk the slope, find the natural drainage path, locate the septic field, and map the fire-defensible-space radius.
Then the design slots in: a graded paver patio on stable subgrade, a French drain or rock-lined swale at the natural low point, planting outside the immediate structure ignition zone, irrigation zoned for tree-lawn-bed separation, and the long driveway or auto-gate approach.

Most landscape companies cut their teeth on quarter-acre subdivision lots and try to copy-paste that work onto a Loomis property. It doesn’t translate. Here’s how we work on Loomis acreage:
- We walk the whole property first. Slope, natural drainage, oak canopy, septic field, well location, fire-defensible-space radius, and structure ignition zone – all mapped before we design. The site dictates the plan, not a stock template.
- Drainage is engineered, not guessed. Loomis soils run heavy clay in some pockets and decomposed granite in others. We size French drains, dry-creek beds, and rock-lined swales to the actual lot conditions – so a January storm moves water past your patio instead of through it.
- Fire-wise design is built in. Plant species selection inside Zone 0 (0-5 ft from the structure), defensible spacing in Zone 1 (5-30 ft), and material choices for decks, fences, and shade structures all factor in. Cal Fire has rules; we follow them.
- Hardscape that survives settling. Pavers on a compacted Class 2 base outperform poured concrete on Loomis fill – and unlike concrete, they don’t crack when the lot moves. We build for the 20-year horizon.
- One licensed team, no HOA hoops. Design, plans, permits where needed, build, planting, irrigation, low-voltage lighting, and the closeout walk – all in-house. Loomis doesn’t have HOAs to negotiate with, which is part of the charm; we still handle Placer County permits and well/septic setback rules when scope triggers them.
